My wife however told me to be patient and let her come by, which was a couple days later which i didn't want to wait for, and the experience i had with her made the entire wait worth it.

Keep saving that money and be patient.

The trick with section 8 is being patient and providing a nice enough place to really motivate the good tenants to come out and see it.  

May just have to be patient and wait for the delinquency issue to get cleared up so as to get the FHA approval back so I can sell the 4 units I can't rent or possibly go the owner financing route which I'm not thrilled about.

Hopefully someone with more experience can chime in - but this could be an option of the landlord and yourself are patient: buy one property at a time, wait 6 months, and then cash out refinance.

Best advice I've always heard is be patient to make sure the deal fits the numbers - don't fudge or get jumpy and be too optimistic with what you THINK will make the numbers work...they MUST work on their own. 

I have evicted cancer patients with children whose father abandoned them and the mother when she was terminal.  

It can be a really great way to build passive income but you have to be patient and don't rush into a deal.
