Perhaps, there was a little down time on transaction levels while Mortgage Servicer made sure their ducks are in a row regarding proper paperwork, however over the long haul, I don't see how this stays shorts sales in really any manner.

My gut tells me that providing a comfortable place to sit will help keep people in the house longer and also provide a place to fill out paperwork (hopefully offer paperwork).Also, I'm wondering if having a radio or CD player running with soft music helps.Since I'm not a Realtor, I don't have the opportunity to see reactions or hear feedback from buyers.

i think i have it figured out ... someone please correct me if im wrong..first i have to get a property under contract with a purchase agreement that states the contract could possibly be assigned to another investor. and it would be for however much money want to sell for.. lets say 50k. after thats done, i can market the property at 55k, find a buyer and write an assignment of contract for 5k.im aware that this is not all i have to do, but im just trying to figure out the paperwork portion before i start with anything else.

YEs tax deed is on my name, i check yesterday for unpaid taxes and i can choose any year to paid i guess are already paid in the in the starting bid price but i went this morning to the tax collector office and the lady said 2012 taxes are paid because the bid was on 17 of this month and the last day to paid the taxes was april 1 but they not receive all the paper work of the tax deed sale so i will check next week

If so, you can have the buyer fund the 5% deposit for the winning bid, 'represent' the buyer at the courthouse, filing the paperwork with the trustee as a broker, schedule with trustee and an attorney and collect your commission at closing.
