Right now I'm looking to learn all I can about the business and I've always believed that the best way to learn is by doing, so I think being a virtual assistant for a real estate investor would be a good way to increase my knowledge base.So essentially just looking for a place online where real estate investors would be looking for a virtual assistant, as well as what qualities or services they would look for so that I can try to provide those.

The loan requirements are the same as a traditional FHA loan underwriting (owner occ, 3.5% down at 580 credit or better, Mortgage Insurance, etc) except you can use up to 75% of the rent roll to lower your DTI ratio, and you cannot have any existing FHA loans outstanding unless 100 miles away from subject property.The 203K loan has a lot of upside but is quite cumbersome to navigate.

Also in regards to reserve/vacancy for STNL a buyer can try and manipulate numbers any way they want and that doesn't change the market demand for these properties.Try to knock down a cap rate based on real NOI from a developer selling or a listing broker when the quality properties they are receiving full asking and 4 offers within days of listing will get an investor laughed at.

Plenty of cashflow and appreciation in the market here, and more often than not if you find the right people and the right properties, quality paying tenants will be in place.
