The "trade" is never equal..... the work is often crappy, if its done at all....If you want to hire him, then hire him and pay him for the work as a separate event from the rent.

This could mean different things to different people and I think certain factors affect whether or not something is a good deal or not, experience (a good deal for a newbie is different to seasoned investor), location ( a good deal in California could be a horrible deal in Indiana), strategy ( a deal could be bad for a flip, but really good for a rental), skillset ( someone who is handy can save more money on labor opposed to someone that doesn't know anything about handy work, also someone that can manage properties opposed to someone who isn't cut out for it, etc).

I only say this because if your mom plans on passing the house down to you in her will, that would be more beneficial, as you would get a stepped up basis on the home, as opposed to paying for it on the market.Happy to chat further if you want.

I don't really understand the benefit of using a HELOC if you're going to make monthly payments over time and end up paying a ton of interest on the equity in your home, but I'm admittedly not a very finance/business savvy person and maybe that is a better gig than paying closing costs to pull equity out on a refi as opposed to using the HELOC.
