Be as detailed and specific as possible when mentioning your future plans, current operation/experience level, ongoing projects, etc.

I also debated on if I should include the holding cost of paying the mortgage while the remodel was ongoing.

It isn't a decision to buy since I did this all backward by buying before I ran the numbers.  

Legal question... if a buyer wants to purchase a property that had tenants beforehand (it’s no longer occupied), and the seller was sued by one the former tenants and the case is still on-going, does the new buyer assume that suit?

I ran the numbers on a bunch of communities and found that most people are just breaking even at best.  

Her source of income was her ongoing reality show and she planned to use my property to do a lot of the filming.

@Jamell Rainey The main challenge that I ran into was making the numbers work.

My partner came up a proposal: one month rent for finding the tenants which is one time charge within 12 months and 7% ongoing monthly fee.

@Benjamin Sussman - I know @Eudith Vacio has closed some properties in south shore and I believe has one active investor with an ongoing project there, that eudith found.

My goal is to live for 'free' and ideally cash flow (which I know is really unlikely in the Bay).My worry list:- I couldn't cover PITI on my own for long, if it came down to it- Wildfire smoke beginning to be an ongoing reality in the Bay - COVID eviction challenges (in the case a tenant loses a job and can no longer pay)- Old house; potential major repairs coming down the pipes- Don't love the idea of three people working from home in the main house- Concerned about flight out of the Bay Area and potential impact on housing marketIf I say no to this opportunity, my plan would be to house-hack in Portland, OR with SFR rent by room or duplex.
