Why doesn't reserve for replacement take care of that?....

And thats why they are selling for 25% of replacement costs and create a 2% rule rental return.. so for my clients that I fund buying those it is a business for them and they are stacking them up and plan on being in the landlord game for a long time.   

Also, you might live in an area with more modern house lots than I do, so you're less likely to have some of the issues I listed above. 

I am getting estimates on replacing a old oil boiler with a new gas boiler to heat the rental house.

He's asking that they either be replaced entirely or that the controls be replaced. 

At what point do I start replacing the boilers, albeit before they actually break and have to be replaced?
