Are saying the Mobil home is for sale, by its LP?

Michael, thanks for the comment and I Agree.....When purchasing a mobile home it is always a gamble if you don't know what to look/lookout for.

Mobile Home Parks, Small Multifamily, or other commercial assets. 

I have noticed mobile home parks have been getting a bad rap because of the property taxes and the property appreciation.They have high caps and long serving tenants.  

Here's another example: less than 2 miles from my house a guy with a mobile home park also has open air storage. 

Be sure to run your numbers forwards, backwards and sideways and account for things such as higher property taxes for non-owner occupied properties, try to know as much as you can about future plans for the area to know what is coming down the pipe, look for a house with great 'bones' such as roof, siding, foundation, mechanicals and plumbing to avoid some of the major fixes off the bat and don't neglect starting with a cash reserve in case something goes wrong soon after acquiring the property. 

Has anyone ever or does anyone have any information about refinancing a mobile home park?

@Maneesh Joshi I am not in Philly so I am not sure who pays the fee, but if you are out of state and/or not familiar with the mechanics of getting a unit rented I would highly recommend hiring an experienced rental agent to do this for you.

The mobile on it has not been cared for and cannot be converted.
