We can do loans as small as 75k the issue that I see is that you mentioned the purchase price is 85k and the ARV is 105k but there are no repairs needed.

It seems almost certain they knew something about the title problems, because as I mentioned, they had very specific carve outs and odd exceptions to the normal buyer requirement of clear title, which were not standard to their usual boilerplate contract.
