Also, I don't think I'll fall victim to analysis paralysis, I think I'm just acknowledging that I'm aware of it and trying to put forth actions to match all the information I'm taking in.

There is normally not a huge distinction between them as it is a federally backed program so the regulations, underwriting, etc is pretty similar across the board.
