I still have a lot to learn but have polished off most of the BP real estate podcasts and have self educated my self a lot on wholesaling (mainly from American perspectives, not sure of a lot of the differences between our laws yet in regards to wholesaling).

However, with the normal wear and tear/ usage of the two main entry doors to the units foyer area, we have had more than 5 service calls on the locks (for batteries, lock mechanism not functioning, etc.) and both front door Locks have had to be replaced once already and I am thinking it is time to use a different Door Lock method.

However, I think a potentially serious logic error make be in the Wholesaling Calculator (which is needed and should be maintained).For example a rental wholesale can be measure by any one of the following:- Cash-on-Cash (cash purchase)- Cash-on-Cash (loan purchase)  **note: I have not figured out a logical approach to this one yet- Cap Rate-with-Purchase (NOI, 50%-Rule for expenses, and market rent [cash purchase])- Cap Rate-with-Loan (NOI, 50%-Rule for expenses, market rent, Cap Rate, and debt coverage [leveraged purchase])I have a rudely designed spreadsheet to do all three (3).

Also keep in mind that any debt pay down, as you pont out, is not positive or income until you sell and there are zero guarantees that you will ever see that money.
