I invest mainly in SFH and the rental market is still very strong when targeting people who want to rent their residence, but don't want to be packed into apartments.  

I have four 6 plexes in Louisville on the same street and they all do not have locks on the main doors, just a handle to open them.I need to add locks so the tenants have some added security.

Also, the association controls finances, insurance and many other things, a friend of mine has a condo in a unit mainly controlled by Canadians that are seasonal, in their infinite wisdom they decided to not maintain flood insurance for the development (they are in a flood zone)  now the units are unfinanceable , so the values are lower because only cash buyers can buy in the building.

main thing to remember, UK and los angeles have very different economics.... local economies in each specific area in los angeles even vary quite a bitthe income or industry in south la vs west la vs north la are all very different.pick an area and dissect it make the best decision"ghettos" in Los Angeles have a lot of life long renters that are very much govt subsidized  so you are not investing with a tenant but more so with the government and managing a tenant as a way to get a premium
