As long as the buyer is being reasonable I believe an agent should be a team-member that is willing to try new things regardless of market location.I totally get it I have been a broker for 44 years in the distressed asset space but I also grew up in Cupertino and I have down literally thousands of transactions in the mid west in the ( what I call low value asset) Ie under 100k SFR space..

Such as taking Social Security way to early to live on & then trying to get some type of annuity that will provide enough to avoid having to take on a part-time JOB to supplement their retirement funds.To their shock the financial advisor suggested they contemplate getting into REI & said he would have advised them to do so years ago if he was their advisor at the time.Here's the irony/karma....Years ago this guys wife literally berated my wife (for 45 minutes via cell phone) because my wife was asked by her kids to explain our years of REI & how they could get into it.

It's easier for them that way as they don't have to do any work.All of our Associates and clients have access to all of our forms that we have spent 10's of thousands of dollars (literally with our attorney as billable hours) to create.Just keep looking for an RE attorney that is familiar with terms (rent to own, owner financing, subject-to, etc) deals.
