Paying the minimum down on debt is going to take you about three life time to pay off.

There is no real value to having a LLC, unless you have employees, and really not necessary with adequate insurance coverage.

They have a social mentality that you need to adapt to and can not set your standards too high while at the same time insuring they adhere to all community rules. 

How many units can you successfully manage on your own, without it totally consuming you're life and having it screw up your day job....I'm at 14, and I gotta say this is getting pretty tough at times

However you would need to prove that you had some kind of unexpected life altering event like a job transfer to another state, etc.

I am assuming insurance, taxes and some local fees would be applicable as part of the expenses. 

My suggestion is to define why you want rental real estate and then you can source markets and asset classes that cater to your personal life goals. 

Actually buying in a place I lived before moving to CA, it has had very strong long term growth for many years and I already have all the necessary infrastructure in place (agent/mgr, insurance guy, etc.)
