We are disappointed in the little progress thats being made. the contractor says its going slow because of Covid and he had to lay off all his workers except one guy. so i felt bad and used my credit card to pay him $20K to hire more guys to finish the property because the hard money loan was expensive and killing any profits we might make.

(obviously probably won't do that, but you get the spectrum I'm laying out here).I'm sure there's a state statute (I'm in Madison, Wisconsin, aka the most tenant-friendly city in the US) that specifies the landlord's responsibility and I'm going to seek out input from our local tenant resource center as well, but wanted other landlord's opinions on how they'd deal with the situation.Thank you in advance!

I would like to start my search in this area as I am most familiar with the lay of the land and I have access to the Core 4.

However if you decide to act as a fiduciary as I suggest you should, it may not be as feasible to offer your management services, or if you do have other options that you also clearly lay out to the clients.
