One last tip is investigate the hell out of your tenant applicants.

I really want to do this but still investigating so I know more before jumping right in.

I just got a call the other day from a friend who called me in a panic seeing if I could help his in-law and that a mortgage investigator showed up at the door they did a loan as owner occupied when there was a tennant in the property.

I'm thinking the first things to do are probably network at REI to build my cash buyers list, get business cards to hand out and investigate setting up an LLC.

Also, fill out the keyword alert and put wholesaler etc. as a search term.

They are much more interested in getting someone on the right track than having to chase down future complaints and claims and have to investigate some matter.
