Rentals normally are going to require at least a down payment and closing costs but not always, and they may need to be fixed up, also.Wholesaling and rehabbing are time and skill intensive, while rentals are by nature passive and can be delegated out very easily.If your credit is in the toilet, building an extensive rental portfolio may be out of the question right now.

Here are the details: House list price: $49,900 Estimated value from Zillow: $160K Similar homes in the area have sold for $90K- $130K in the last 90 days Rehab cost: $15K-K20K max Good thing about area is its in a "revitalization" area which means there are LOTS of first time home buyer intensives from the town and state not to mention the government ones.
