It depends of the state and any pending law suit may have claims that may remain, however the suit needs to be accomplished, judgment made prior to that sale I'd think, but get to an attorney, there is more to look at than title. :)

In other words, a deficiency balance guaranteed up to 6K, so if other tenants had 3K on deposit her liability would only be the remaining 3K.Does she receive any benefit from here leasing efforts?

@Wayne Brooks This is the part that concerns me in his bid sheet:"Should I be the final bidder, I will immediately pay to the seller a non-refundable deposit of $500 and within 24 hours, pay the remaining balance to the seller, and will in return receive a quit-claim title.
