You can choose either 1) a rejection letter, clearly indicating the income is the reason ( but then you have to make sure the applicant you chose in the end has a high-enough income.

I would tell tenant A to flash a picture for you if they see it again - that would be a useful thing..if its not too dark.There should be some clause in your lease to cite when you are indicating that you are going to take action if the behavior doesn't cease.

I didn't think about rolling the closing costs into the loan....quick math indicates it would only add about $30 to the payment and I get to keep my capital and increase my cash flow.

I don't do "first come, first served" so there is no reason for anyone to rush their application with us.My best tenants had "others to view" which, in retrospect, might be an indicator that they are a quality tenant.

Jimmy S. ...Send tenant a notice indication after 3 returned check, only accept cash or money order..it's really an inconvenience to landlord..Most of my tenants deposit cash directly to business checking...less hassle...
