Data nerds and programmers: what are your favorite API and open data sources for finding and analyzing REI deals and trends?

My next investment will definitely be south of seattle.One problem with your strategy if implemented within seattle city limits might be the frequent displacement of tenants.  

Maybe you're reducing expense by submetering water or implementing a RUBS program.

Obviously, it's too late to implement option 1, so check into option 2 to make sure everything is covered. 

Anyway, I learned quite a bit by their failure at implementing their plan.Our property is in a blue-collar neighborhood, about 50/50 in regards to owners and renters.

@Yuriy SkripnichenkoIf you have a building mixed with section 8/non-section 8 tenants can you bill back/implement RUBS for water/sewer on only the tenants who are not on section 8?

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Another bonus: A few months ago, I implemented the Miracle Morning routine and I’ve NEVER BEEN MORE SATISFIED AND PRODUCTIVE.

Even if your current insurance carrier will do it, they will most likely have many "Loss Recommendations" that will need to be implemented before they will start coverage/ add to your current policy. 

Does anyone else implement this strategy and would you recommend it?
