One of the condos I own had sent a letter to owners indicating that some units have had leaks coming from the bathtub's faulty diverter valves (likely due to poor pieces from the developer) and it recommended all owners should change them as if leaks occur they would be held responsible for any damage to the building and other units.I spoke to my plumber who had a look and said that the diverter valves are inside the walls which are inside my unit and the other units that he has fixed in the same building were all held responsible for going into the walls and fixing the plumbing.

I do not currently have any properties in west Salem but I do know the area and have family that live in both the newer area in the hills and some what older area near Salemtowne; I have previously lived in west Salem and helped develop one of if not the largest apartment complex there in west Salem.

Every property we acquire going forward will have to be carefully analyzed  to see how much we want to maximize the depreciation and risk the FFE "loss" on a 1031.Let's say the case law established what many deem to be true about personal property (1245) even within real property,  no longer 'exchangeable" through 1031, here’s a great way to get around out it (courtesy of the director of our 1031 department):If you do cost segregation, thereby identifying personal property, you can no longer 1031 that property, BUT, that 5 year property is not taxed as capital gains, rather regular income tax rates on the depreciation recapture…(still following)Potentially up to 20-30% of the value of your property, that’s a lot!
