Hi there,I'd be interested in the collective wisdom of the Bigger Pockets community on anything that might stand in the way of solving a problem for house rich/cash poor homeowners while giving investors a leveraged return on hot real estate markets. 

Ten days before closing, our water heater leaked in the attic and our buyer bailed. 

In other words, everyone agrees that access to running how water falls under the implied warranty.

Unfortunately, there was  water intrusion on one side of the duplex, and I'm looking for a GC/contractor that handles the external of the house. 

Like someone said above, a lot of times petty crimes can skew the hot/cold zones.

Is there Opportunity for a good deal or is the market hot and everything bought up quickly?

I'd like to get everyone's thoughts on a theory I've been pondering....I'm in Central PA and the market is and has been red hot for quite some time. 

It has a big fenced in yard and is in a hot neighborhood that has long been in the process of gentrification.

26 lots, 20 park owned mobile homes, 4 acres. city water and sewer
