I would highly suggest you look into Southern California, specifically, the Palm Springs / Coachella Valley area of Southern California.

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

@Sheifta Anwar Highly unlikely….banks know they get the best price by getting on the market and most banks are just servicing for the actual loan holders…and they have policies to put it on the market.

I’ve had neighbors ask if I can print something when their printer didn’t work, drop them off to pick up a car they left at a local bar if it’s on my way, water plants, etc.

Another investor's goal is income, so they save and save until they can buy one high-end door (say a vacation STR) and that makes $3,000/month cash flow.

My goal of becoming a broker is two fold:  1) Build a career with high earning potential   2) Use that income paired with the knowledge I would gain to invest. 

One appears to come from the house, but the two others from elsewhere and they all stop in the middle of your yard.If the water is high enough in the window well, it will come in through the area around the window.

Of course, I would highly recommend staying up to date on the laws for when you do move out of the property and onto your next house hack.
