Hi everyone,Thus far, my first investment has gone well (fingers crossed).  

I'm really green here and this opportunity just kind of fell in my lap and I HATE to pass it up. 

We removed the seriously charred material, and because smoke is greasy, I hired a fire damage cleaning company, that has lime green trucks, to come in and scrub down the plaster walls, ceilings, and floors, Of course any and all fibrous material such as carpets , and cork boards in the kitchen and kids rooms had been removed and disposed of .

I live in Northern VA and as I try to scale my business and get my @David Greene on (Long Distance Real Estate Investing book) I have to stop this nonsense of driving 3 1/2 hours each way just to inspect the progress on my rehabs.

I'm crossing my fingers and will know in about a week if the underwriters have an issue with this.

Credit for the great work goes to my contractor, who I am lucky to have as a family friend.There was a showing today with a request for a sellers disclosure, so keeping fingers crossed for an offer ;-)

I have come a cross a few deals that I could not get due to not fully knowing the subject-to world.

Love Savannah (in fact that will be my daughter's name when she comes in January) Was going to paint my porch ceiling blue like those down there (although I have seen it done in Maine as well) I think the term call it "haute" blue, to stop the evil spirits from entering as they don;t want to cross water.
