I would definitely talk to a CPA, but I believe you'll already maxing out your home since you're using it as your homestead and writing off the mortgage interest. 

PA & OH allow 4-5 homes a year to be sold w/o a license; PA requires a vehicle dealers license for new homes, but a traditional RE license is ok for used homes.

RE your last sentence, even worse IMO are the people who lie to a landlord who does not allow animals at all.

I'm currently studying for my RE license and wholesaling is really what peaked my interest. 

Houses in our area still sell fast and limited inventory and future growth is anticipated to continue marching higher.
