The quality and amenities are not there...except may in just the visuals.

Regarding generate some cash flow after expenses- That's not a function of whether or not a property is in an A/B area. 

Of course I'm inconsistent, I usually will take a personal check and not insist on a bank check.I'm also considering migrating to Zillow for new tenants, I find the Apartments.com interface exasperating to navigate and find functions. 

I love the Bigger Pockets YouTube channel as I'm a very visual person and learn a whole lot better from seeing.

I like giving visuals.

I have six deals in need of capital partners, but don't have the time to make pitch decks that are as exciting visually as they are numerically.

The fence is perfectly functional there is not reason to pay for a new one.

@David M.Thank you for that David...perhaps I'm just not convaying my message clearly...I understand what you are saying regarding title and its functionality...I dont feel I'm being "cavalier"...I have nothing but concern for the deal and how to make it win win...after all...this is the "Creative Finance" forum...but again...thank you for your feedback and knowledge...this conversation has been insightful and given me other ideas

There are market, holding, and lending considerations - but, in function, these are not unique to NC.I interact with a lot of folks in the investing space, so I keep up with trends, but not all of the details.
