So I am thinking if I extend the sump pump drain so the water is not being pushed out right by the foundation, and then add eaves so the water is pushed away from the house, the issue should be taken care of.

Living in a property for an extended period of time will tell you much more about it than a couple hour walk through..  

If the tenant can not get the loan after that time has passed you have the option to cancel the contract or to extend it using another lease option contract.

If it comes back acceptable, a new lease will be drawn and extended till May 2017.

As long as the numbers still work it might be better anyways to have contractors do a lot of the major work right off the bat and I just do small things over a couple of years instead of having a home needing major work for an extended period of time.
