Sure you can post ads online and make signs but it’s active calling that’s most effective.I’d make a marketing piece about your space then start calling.

I was am trying to refinance a Mobile Home and have experienced exceeding difficulty. 

We have been reading post after post for the past two years from (1) members who are fed up with the market (2) members who are having a hard time starting in a hot market and (3) members who have highly appreciated properties but don't have an alternative investment option if they were to sell or exchange.Deal flow is king in this market and you have to (1) put hundreds of deals through the funnel via marketing and networking or (2) you have to invest with someone who has it.I made a decision two years ago to do more of the latter...to start heavily vetting passive opportunities with experienced sponsors who have mature deal flow pipelines (i.e. deep broker relationships, industry leaders, full time staff dedicated to deal flow, consistent off-market properties)...while still casually vetting direct owned opportunities.

You have an experienced contractor coming through who can tell you everything and more than an inspector will.

In order to find it I used a combination of direct mail and bandit signs which I have to say still work plenty well regardless of the new move towards online marketing but that is another story.

A trust is not really any more involved than an LLC, and like an LLC it is a good idea to consult an attorney experienced with what you are trying to do in order to ensure what you set up will actually accomplish that.

I think being plenty paranoid is a good thing here.Research this guy as thoroughly as you can online.
