Again, I would say to discuss your issue with a person that gives that legal advice everyday who is employed to do that for a living.

while i was trying to complete do some of the other items she started complaining about having people there every weekend and she couldn't relax on her days off although, I had only been there one weekend, while still asking about the deck repair, but at that point, it was either cold or raining everyday since it was winter and she couldn't really use it anyway, so I told her it be would repaired when the weather permitted, and at the end of February she started asking about the deck again.

You can set up the property where you aren't bumping into your tenants every day as well.

You may know more about real estate because you are in and around it every day.   

But usually my friends or girlfriend will roll their eyes as they hear me say something like “yeah I study real estate everyday to be able to buy my first investment property soon”.
