I ended up buying a reliable small mower for the tenants to use, and included yard upkeep in the lease for them.The girls I'm renting to work in a nursery, and as parts of the back yard have nothing really growing there, I told them to feel free to plant whatever they wanted.They seemed to take some pride in how it looks and enjoy it, plus it saves me from paying some super expensive bi-weekly bill to have some professionals come do it.

If it ain't broke don't fix it.totally agree.. and or if this inheritance just happened and you got a stepped up basis.. sell it all move to cash.. hire a FEE based top notch money manager.. enjoy your vacation properties..

I would look in the same job field as what you did in the Army if possible and try to avoid any large gaps of employment (over 60 days) from your EAS to your new job.If your new job gives any bonus/commission/overtime, you will not be able to use the additional income as qualifying income without having received it for at least two years.
