You can always pay down the debt or buy another investment or enjoy life.

Find a realtor or mentor that enjoys sharing what they have learned and also personally do the type investing you plan on. 

I went in person to Tenant B and explained the rental policies stating the premise should have quiet enjoyment by all neighbors.
