Instruct them on matters that are considered emergency (call 911), urgent (contact you immediately), or routine.

Plus, I've been called for an emergency water repair one time at 8 AM, when I was on vacation out of state!

Also, be sure you have an emergency fund equal to 6 - 10 months income.  

For me the cash on cash return opportunity that would be lost by not leveraging money would put me on medication :-) After all isn't the tenant paying the mortgage and allowing you to leverage your money? 

Perhaps  medical debt?

For future reference, can I put a line item in the lease which prohibits a tenant from using a generator in non-emergency situations?

We bought a medical building a little over a year ago.  

I want to make sure someone pays there bills, but its ok if they have had a hickup (medical bills lates, or some other short term problem.,,   I'm lucky in that i have minorities or some type in the majority of my houses, no one could say I descriminate based on race, I am prejudice against people that don't make enough money or have horrible credit, are rude, stand me up for a showing or come accross like they will be a horrible tenant (car is filled with trash, etc) but those aren't protected classes.One thing I have a harder time with is one wants to move in 15 days before the other,,if everything is equal, or both are acceptable, i take the one moving in first if that fits the date the house will be ready

The Aussie just thought everyone pays rent on time ..I remember talking to one that was so frustrated because the rent was not like there rental in Sydney posted on the 2nd of every month ( actually every two weeks)  When I informed them that many if not all renters in lower end homes do not have checking accounts and never will be able to bank like they do .. they just could not understand that. top that off with 80 % of the tenants are single females with kids your just not going to get consistent cash flow ever...Sad state of affairs but reality or if you think I am wrong let me know.And like what I said about these crooks doing this business Sociopaths all sleep very well that's a medical fact.
