When I first started out, I used to do out of state investments (i still have a out of state rental), but personally, I felt I was so detached form my investment, my education was fairly limited (nothing wrong with that if you want hands off), but if you're wanting to start a property management company, I would be hands on It's not easy starting up a business being hands off.

Most are broke and not yet educated.  

Most can't name them, they are usually in Chapter One in a formal real estate educational setting.

I am starting to educate myself towards real estate investing but it's my first year after graduation, that's why we are still renting.

Thanks for keeping us educated in this matter.

I paid for my own college education.  

I'm not overwhelmed anymore, largely because of two things. 1) education; reading and podcasts have really cleared things up for me.2) find a niche; there are plenty of investment strategies (just like Brandon outlined in the webinar- I attended as well; great stuff).

The forums is more for getting to know people and education "ad free".
