Further, because of the neighborhood, this is a "Class A" property and I could easily get a very responsible tenant, which would further decrease the likelihood of unexpected expenses.Eventually, we will utilize our current residence as a rental property and it would be nice to own the entire structure (2 town homes).I apologize for the long post and I appreciate any input that anybody has related to this potential "deal."

Selling the property subject to the existing mortgage and defaulted agreement isn't a typical sale and not something you could easily list with an agent.

I plan to find a better PM soon or maybe try to do it myself, if possible.We would be in Fort Lauderdale.Last summer when we were on vacation for a month in Florida, several severe events happened at one of the buildings in MN and I was surprised how easily I could fix the problems remotely with just a few phone calls.

We did an FHA streamline refinance, and the fees were much less and a great rate, even though the property was rented out, but not sure they are still doing it and also not sure if they would do it for only one of you, letting the other off the loan, but it might be worth it to check it out as if that is available to your mother, it would solve your problems easily.
