Personally, I drive by my properties frequently.

Some banks lower LTV they do basic drive by to determine value for LOC.

Puts great coffee in front of a lot of people relatively quickly to drive potential traffic and organic sales, builds the brand, helps out fellow REI investors and carves out a niche other companies may not be considering.

The only cost associated would be if greater than $250k (mine is not) and that would be the cost of a full appraisal vs the drive-by I'm getting for mine.Also, perhaps consider a 1st position HELOC that replaces your mortgage altogether. 

I drive different neighborhoods regularly around town so I would be happy to research any houses. 

My employees had to drive an hour outside of our usual market but it increased deals and kept volume up.

I would recommend investing in a local market - somewhere you can drive to in a few hours. 

You can have a retail center inline space and rent per ft be different between end  cap space with drive thru, middle space, or other end of center not close to road frontage.

While driving for dollars I'm able to find properties which are off market but the issue is finding owner information.
