Use a 80/10/10 loan (ideal option) - My mortgage lender says that this is not doable for multiunit but i have read online that it is possible for 2 unit properties but not 3-4.

Home Value as is $125 KPurchase Price - $70 kThe owner I would be purchasing it from is losing it to the bank and wants to continue to rent with the option of purchasing the house back in 5 years or less for 90 K.Keep the owner in the property as a tenant, but don't make a long term commitment without having a good real estate attorney draft up a contract that will protect you.That would be the easiest fix in my opinion.  

You can go online and set up any corporation yourself for a couple hundred bucks if you feel like you're savvy enough to navigate the process and understand the process. 

I can spot a "little old lady" house pretty easily by the pics online.  

Usually when you call an office and ask for someone, then will give your info to the next on line - which is not always the best person to work with. 

With absolutely no disrespect meant, if you don't know how to draft a contract, you're likely going to set yourself up for some significant issues by going it alone.

I use google maps and many other tools provided online to view and learn about the property. 

However, if you filled out an online request for a quote or pre-approval with your bank, they would make a soft inquiry that results in no harm to your credit.Adam
