I work part time right now as a personal trainer at a private gym and plan on having saved around $5,000, possibly more, by the time I move out (I will be 18 by then) Im also taking real estate classes right now and hope to have my license by mid summer.

Currently all of my focus is on rehabbing and flipping SFH using Private / Hard Money.

There are 139 Sq Miles and 75% of the private money, mortgages, loans are happening in "7.2" plus the 2 square miles of Indian Village, the 4 square miles off Livernois and 8 Mile, and an area of Rosedale Park.

I would like to search out private funding and would like to know what all they look at. 

The BP Marketplace usually has plenty of private money looking for good places to go to work, although you need a Pro level membership to post there.

Hey @Joshua Massari,Sorry, I can't be very helpful in terms of my specific returns but the most common way of private lending in an IRA is via promissory note.

Are you planning to pay cash (or private financing) and than refinance via bank loan?
