I am using launch control, It is clunky and kinda sucks for functionality but we do get leads from it.

If you pay them diret and hint to them the comps you suggest because you're trying to come in lower, then they are more likely to do that.To me, I would just use a couple of low end sold comps and call it a day. 

Are you using particular marketing strategies to do so?

What you may want to consider is bringing in an equity partner to fund a portion of the deal and have you manage it and find a way to allocate the profits to each party.

My goal will be to create more passive income - I don't want to manage properties.My thinking is to first try and do a SFH BRRR locally (in state) for cash flow and learn the ropes some.

You would only have to recapture depreciation.If you have more than $250K of gain ($500K if married) then you could do the same thing and take the $250K tax free. 

It does not matter if there is upside or not, since there is leverage its the case.

If you fixed the foundation right and have receipts/warranties it's not a big deal.
