Every lender sees the inquiries and knows you are shopping or maybe denied, there is no way to keep it secret.Credit pull done within a window of 30 days does not bring score down BUT once you open five applications and time passes all five can update and re-pull thus crashing the score.Rate is not the only thing to shop for.

If you have to step in yourself, bad tenants won't care about who owns the building, they'll care about the person in front of them denying them what they want (you said yourself that they threatened the manager, not the owner).
