Since we live in the North Hills, we like Etna, Shaler, Millvale,  West View, Ross, Sharpsburg, Blawnox and lesser (cheaper parts) of O'Hara (mostly bordering Sharpsburg or Blawnox).

The more I look, the more tempted I become to either go high end (reduce cash flow, problems, and increase appreciation), or cross the border into Nh and look into towns such as Nashua and Manchester.Great discussion!

@Eric Peterson the De Minimis Safe Harbor allows you to expebse rather than capitalize repairs, maintenance and improvements under $2500 per item on the invoice.That said, if all items are target one Unit of Property, then you take the aggregte value.

In Delaware we don't have to give a reason to give notice of non renewal so just basically say we aren't renewing and they're responsible to move at the end of their lease.
