Prime example when i got into real estate about 4...5 years ago.....46218 was a war zone and you could get rent read properties for 40K all day....now those properties are triple that in cost and its still the most dangerous zip code in the state.........but if people cant afford to live in 46218 thats a problem. just my 2 cents!
