There are a few companies that will help connect you with out of state turnkey properties and management companies. 

Economically it doesn't make sense to pull some of these homes to my parks, but I would like to be able to connect the seller with a reliable buyer who has a use for the homes.

What are some strategies that would allow me to connect with the most qualified wholesalers in the market?

We paid the HELOC down as we refinanced and then with cash flow.As long as you're cash flowing on the new acquisitions you should be able to put that profit toward paying the HELOC even if you aren't getting all of your capital out initially.Happy to talk examples of what we did in Detroit if you want to connect.

Co-signer out of the country does not really do any good for you.

I own 11 units in Jamestown NY by the way that area of the country is so picturesque is almost unreal , I was blessed to find a really good property manager he is a local 48 year old leader of a new church that is involved in development of city of Jamestown and knows everyone in the city .
