Typically there is pre-printed contracts and addendums used and then an attorney handles the closing with title only doing the title search.Attorneys are used in more complex transactions however that require a bunch of custom language.

If I purchased a apartment complex that has good occupancy and is undervalued (I have found some), use transactional funding to purchase then refi with private money loan, I think it is possible to get a property next to no money down maybe even getting some cash back lol Let me hear some feedback on this and see if it's a great idea!

I Think You HAve Every Right To Serve The 90 Notice If You Intend To Occupy The Residence On Property Regardless Unless Its A 300 Unit Complex Of Course.Also The Law Says You Have To Give The 90 Day Notice "When there is no lease or the lease is terminable at will under state law."

The comps in the area are selling anywhere from $340K to $440K... the only problem is the house I'm purchasing happens to be at the edge of the neighborhood where those comps are listed, which happens to be on a fairly busy road and a condo complex directly across the street.
