@Eric DeVito man if I’m you, I’m looking for a boots on the ground partner (ie rehabber, flipper with his own crew) who will do all the work while you provide the capital.

As many others have said in lots of these threads, you should set up your STRs in a way where your own boots on the ground are not required. 8 hours driving is still 8 hours.

I think it’s key to have good boots on the ground there.

The key isnt so much just rent collection but having "boots on the ground" locally who can handle repairs and inspections that you can trust and wont rip you off. 

You want to invest in a location where you have connections and people that have boots on the ground, whether that be family members, close friends, people within your network that you currently have relationships with, or new people that have been referred to you and you can build that relationship with overtime.

After putting your money in, you expect it to come out a some multiple (2x) in a couple of years + monthly/quarterly cashflow distribution, to boot. 

Value can be found in all of them but it generally requires a boots on the ground mentality or good contacts passing deals along.

Yes there are boots on the ground that manage properties out of state.
