Where do you obtain a buyers list?

Especially for the end buyer who’s strategy is using the property as a rental.For instance, if you have a property that CF +$500 per month, maybe it doesn’t matter whether you buy it for $80k vs say $95k.

It's still an apartment complex, and in a decade I've never seen a seller who allows potential buyers who aren't even under contract to go through their tenants leases and units.

I was under the impression I wouldn’t need money because the contract would be assignable....therefore before closing I would contact my cash buyers to take over the property....what am I missing?

unless all buyers are rental investment. 

There are too many pitfalls for you personally, and lots of wholesalers end up defaulting on the deal when they don't produce an end buyer.    

You have a locked in buyer with no need to spruce up and a flexible buyer who will accommodate your 1031. 

The shift likely won't be as drastic, but there will be a shift.Nobody really knows how the market is going to react to school starting this year - buyer and seller behavior has been a little bit different than in previous years so we might see something totally unique this year.

Also if you are an all cash property buyer, again congrats!!
