Arbitrage for mid term rentals seems like a terrible business.

You can get some great deals but get burned also.  

I'm currently looking at a few multi-family deals in Texas to BRRRR.  

I personally wont give a wholesaler a non refundable deposit.. if the deal cant close for some reason they will normally ghost you.. this is probably new western or one of those outfits.. who rely on FOMO high pressure to get the deposits up front and released like that.

All of this works because proper due diligence was spent in the beginning to more fully be aware of what one is dealing with.

I'm under contract on a commercial deal.

Offers are essential to getting deals.

Has anyone here worked on a deal with this company or worked for them? 

I'm currently looking for more resources so I can see how real people are finding and closing real deals and what are realistic and possible cap rates and cash on cash rates. 

I'm not looking to scale tremendously, just looking to have enough passive income once the rental properties are paid off that my fiance and I can leave our jobs in the automotive business and find something less stressful and more fulfilling, live a little slower, and travel more.
