@Josh MellOrder a titles report and Have an attorney review itIf you understand how to do your own title research then you can save a good bit of money.Challenge with PA is the layers of taxes from school to county etc and trying to determine what the amounts owed are.

Monthly mortgage payments including insurance and tax would be around $475 while the rent would be around double that, leaving me with a monthly cash-flow return of about $500. 

I'm looking to buy a home now but larger banks such as NFCU seem to want tax returns that show lower DTI numbers, which is causing me issues as the accountant provided substantial writeoffs on my returns. 

I have a property that is dadu ready I have a heloc for 227,000 I want to build a dadu with the heloc money but I'm sure the cost is more than my heloc how do I get the rest of the money to finish the build so I could refi after to pay the heloc back could I get a construction loan for 100,000 to help finish the dadu?

I've heard that the Sarasota County is in need of money (and that's the reason AirBNB deducts taxes and directly passes them to the County) - how strictly are those rules enforced? 

Has anyone found a way to reduce/limit Japanese capital gains tax in such situations? 

I also build new construction and do remodels for the community.  

Here are my options as I see them.1) Build up a separate capex reserve fundI have about 13k in savings and 25k in Roth IRA funds which I can withdraw tax free as a backup, but maybe I should build up a separate capex account since I don't have a designated one.2) Purchase another 2-4 familyI could use my 25k Roth funds as down payment on a 5th property that cash flows around $500/month and look to do a BRRRR.
