My buddy doesn't screen much at all and he's fighting for his rent each month and is always evicting someone.

My buddy has had a couple townhomes there for the past 10 years... and he has not made a more that a couple dimes with rents or appreciation.

I have no experience in construction, but I have a buddy that's a Construction superintendent for Shea homes.

I found another contractor and he and his team were amazing and completed all the work (plus another flip for me and a few for my buddy).The house looked BEAUTIFUL when it was done, so beautiful in fact that it should have been in a MUCH nicer neighborhood.  

So, the only downside is I don't get to stroke my own ego by going around bragging to my buddies about owning 100+ units; I don't need to stroke my own ego, and I don't want nor do I need that many units to meet my goals.

My buddy had a Suburban and it cost about $35K in repairs and maintenance alone (his father kept detailed records) in a span of about 7 years.

They are just shady and completely without the ability to care about anything except their bottom line.A buddy of mine told me she was doing work for Brian in exchange for rent concessions.
