About a dozen rental units on the market on Craigslist and a couple of local property management companies to use. 1 beds are $550/month with heat included, 2 beds range from $625-850 (some listed at $1000 furnished), 3 beds about $800, one larger management company that lists about 75 units on its website only has 1 vacancy currently.

Any advice or input would be appreciated.Details:Price 336k for 4 units - Two 1 beds/1 bath and Two 2 beds/3 beds -1 bath Outdoor Rehab Fees- 50k Interior Rehab fees - 25k (separate contractor whom we are happy with)Estimated ARV- 550K - very conservative probably closer to 600 but new to this market so underestimating.Outdoor - replace and renovate all siding.

The top unit is functional, however potential updates include, refinishing the hardwood floors, updating the kitchen, updating the bathroom, replacing 7 windows and most importantly blowing insulation into the attic (my bed room) so that it is more inhabitable during the summer months.

If I were a renter, I'd want to know if the locks had been changed or rekeyed prior to moving in.I would ask the property manager how they handle pests, rodents and bed bugs just to see if they replied with stories of recent experiences.
