I mentioned the banks always lose when they enter fixed contracts, so they want to balance their exposure immediately.FNMA & FHLMC were sponsored by the government to securitize mortgages and sell them on a secondary market - the purpose being to loosen/increase the cash flows available to banks for lending.

I understand that they allow you to have more than 4 loans and since I am over that number this may be a way for me to get more rental properties.I understand that the VA has good financing available and properties are available in many areas.

Maybe you could talk to them and tell them how much you admire what they are doing, ask for tips, be interested in their property available and kind of 'pick their brain' as to how they acquired it, etc.GOOD LUCK!

While a Special Warranty Deed, will at least warrants something, excluding those specific issues stated, if it used as a deed in lieu of foreclosure, in most states there is no recourse for the lender in accepting any deed as full payment of the obligation, so even if some issues were warranted, enforcement is not available.
