I took pictures of the entire house intending on keeping her bedroom picture for prospective buyers who inquired about the house. to make a long story short she was pissed about the pictures and is now claiming I had to right to enter the house.

I think it is a great investment property but I don't want to be stuck with it if I can't find a buyer.

@Anthony Wick those are buyers, not investors.

This way they will speak the same language as you rather then just using the standard market buyer lexicon.

See who is bidding, go speak to them and get their contact info if they are legit buyers.

This means that BRRRR typically works as a cash only purchase as the homes being in deplorable shape keeps out all of the buyers who are utilizing financing; thus driving down the price to allow a cash buyer to buy so low that they can utilize the BRRRR strategy. 

Asking prices are high, but sellers in this market are generally more patient and willing to wait for a buyer who likes the property versus a fast sell < 2mo. 

I'm having a hard time figuring out how to go into partnerships with them.I've searched around and it seems like most the conversations about partnerships are either Investor + Buyer or multiple equal partners going in together.

Hey @Cory O'Dell ,Impressive, this the first time I've ever heard of a buyer being allowed to buy with FHA loan and not actively live in the property due to military circumstances.Would you be able to get a VA loan later on if you start out with FHA on property #1 and then VA on property #2 1+ years later?
